ABOUT The Pollen Collection

Let your life flourish in the precious estate in District 28. Pollen Collection is a landed home where you live an extraordinary life of quiet luxury. Standing on its own streets off of Nim Road and Ang Mo Kio Avenue 5, within the long established landed estate of Seletar Hills, is a collection of 132 contemporary homes designed by W Architects, winner of the President's Design Award, and built by Bukit Sembawang, the developer that created Seletar Hills itself. Since the completion of the homes in 2023, families have settled in, that plants have grown, and now only eight homes remain.

Light is the first thing you notice. The signature envelope design and the mezzanine floor lift the living and dining rooms to a six metre ceiling, so the space fills with daylight and moves with the breeze rather than holding the heat. Bedrooms sit behind bright, airy terraces. Chosen botanical species run through the estate and bring colour across the year.

Every Pollen Collection home is built around the way a family really lives:
A private glass door lift in every home, from the ground floor to the uppermost floor
A mezzanine floor between the first and second storeys, for an entertainment lounge or an open air terrace
North to south orientation for cross ventilation, solar panels on every roof and energy efficient lighting throughout
Six metre double volume ceilings in the living and dining rooms

Private pools in selected corner homes

Smart home control of the main gate, the locks, the intercom and the air conditioning
Five bedrooms, each with its own ensuite bathroom and Kohler sanitary fittings
A car porch with space for two cars and isolator points already in place for electric chargers

Land of roughly 273 to 445 square metres, with an estimated floor area of about 405 to 617 square metres

Outside the front door, District 28 settles into the pace of an older neighbourhood. Nim Meadow Park, created by Bukit Sembawang together with NParks, is a short walk away at about 950 metres and forms the green frontage of the estate. Greenwich V is roughly eight minutes by car for the groceries and the weeknight dinner, The Seletar Mall about nine, and AMK Hub and myVillage at Serangoon Garden about fifteen, with Serangoon Garden Market beside it still serving the neighbourhood after sixty years. Jalan Kayu, the prata street the whole island has an opinion about, is around twelve minutes away. If you go slightly further, the black and white colonial bungalows at The Oval in Seletar Aerospace Park, which once housed British servicemen and their families and now hold restaurants and small shops.

There is more coming to this corner of the island. The Cross Island Line is being built through the north east, and Tavistock station is targeted to open in 2030, bringing more convenience to the area. The North-South Corridor is under construction. Seletar Aerospace Park, which already homes Rolls-Royce, Airbus, Pratt and Whitney, GE Aviation and ST Engineering, will continues to grow, and Punggol Digital District brings more opportunities within reach. None of it disrupts how the estate feels on a Sunday morning.

Main Selling Points
No.1
Light, Space, And A Lift Of Your Own
A Pollen Collection home in District 28 gives you the two things ain older landed house in this estate cannot. The first is light. A six metre double volume ceiling over the living and dining rooms, a mezzanine floor that opens the house upward rather than boxing it into storeys, terraces set between the front and back of the bedrooms, and a north to south orientation that keeps the glare out and the breeze moving. The second is the private glass door lift that runs from the ground floor to the top of your own home. This is what turns a segregated house with four levels into one home for the entire family to live in. Be it a grandparent in a wheelchair, a baby in a pram, a trolley with the weekly groceries, it all fits comfortably in this space. You get five bedrooms with ensuite bathrooms, a car porch for two cars (including electric chargers), solar panels on the roof and an entire smart home system that gives you control over the gate, the locks, and the air conditioning from your phone.
No.2
Built By The Family That Built Seletar Hills
Bukit Sembawang built this neighbourhood. The company began in 1911 as two sister rubber companies, known locally as Ban Kok Kong Si, whose plantations reached from Seletar Hills across the island. When the rubber gave way to housing, the company turned its own land into homes, and Seletar Hills Estate is one of the results. More than 4,600 landed homes in Seletar Hills, Sembawang Hills and Luxus Hills carry its name, alongside more than 1,800 residences in Districts 9 and 10. Pollen Collection is the same company, on the same land, sixty years on, working with W Architects. You are buying from the developer whose earlier houses are the reason you like these streets.
No.3
Finished, Planted, And Down To Eight
Nearly every landed launch in Singapore asks you to buy a drawing and wait four or five years. Pollen Collection asks you to come and look. The homes were completed in 2023, the trees have filled in, the neighbours moved in long ago, and the eight that remain are ready for immediate occupation. You can walk the actual street, open the actual front door, stand under your own six metre ceiling and know exactly what you are buying before you commit to anything at all. There is no construction risk left to carry and no handover date to plan your life around. Of 132 homes, 125 have already been sold. At this stage of a development, the last eight tend to move quickly.

This condo is great for...

  Families

Pollen Collection was drawn for the household that has children and parents under one roof at the same time. Five ensuite bedrooms mean nobody shares a bathroom and nobody has to pretend that is fine. The private lift means your elderly parents can take a room upstairs without worrying about walking the stairs. The six metre living room holds a family of seven in the same space without anyone feeling boxed in, and the mezzanine gives the teenagers outside of being locked in their rooms. Outside, you get a neighbourhood that has the rest. Nim Meadow Park is just a short walk away, close enough for an after dinner walk, and the roads around you that are only accessed by your neighbours, gives you the peace and quiet to reflect. Weekends have their own rhythm, whether is it eating the yummy prata at Jalan Kayu about twelve minutes away or shopping at the market at Serangoon Garden in about fifteen.

  Working Professionals

This address in District 28 works beautifully if you drive, and it is only fair to say plainly that it asks you to. Raffles Place is around twenty one minutes on the Central Expressway and Orchard about twenty two, which allows for mornings without the rush. Seletar Aerospace Park is roughly sixteen minutes and Punggol Digital District about twenty two, so if your work sits in either, you are living beside it rather than commuting across the island to reach it. On public transport, Ang Mo Kio MRT and Yio Chu Kang are reachable via car or bus. In 2030 the Cross Island Line opens with Tavistock station which would be even more accessible. What you come home to in the meantime is a house with room for a study, a garden of your own and a street with no through traffic, which is a genuinely different way to end a working day.

  Investors

The supply position at Pollen Collection is unusual enough to set out plainly. One hundred and thirty two homes were built in District 28, inside a landed estate where new developments are rare because the land was released decades ago and the houses on it change hands one at a time. One hundred and twenty five have been sold. Eight remain, and the development is complete rather than proposed, which takes the construction timeline out of the question entirely. The Cross Island Line is being built through this part of the north east with Tavistock station targeted for 2030, roughly ten minutes away by car, while Seletar Aerospace Park and Punggol Digital District continue to expand within a twenty two minute drive. Those are the facts of the position, and the e-brochure sets out the rest of them.

What Is It Like Living Here?

in your home

What you see from your window is decided by what surrounds you, and what surrounds Pollen Collection is a landed estate. That means low roofs, mature trees and open sky in most directions rather than a tower looking back at you across a car park. Inside, the home runs across four levels connected by your own glass door lift.
The living and dining rooms sit under a six metre double volume ceiling, with the mezzanine floor above them for an entertainment lounge or an open air terrace
Five bedrooms, each with an ensuite bathroom fitted with Kohler sanitary ware, and terraces placed between the front and back of the bedrooms for daylight and airflow
Space enough to give one room over to a walk in wardrobe, a home office or a home cinema without losing a bedroom to do it
Selected corner homes come with a private pool
A full landed home you are free to reconfigure as the family changes, which is the part a condominium can never offer
Land runs to roughly 273 to 445 square metres with an estimated floor area of about 405 to 617 square metres, so this is a house for settling into rather than passing through. Recent transactions here have run between $1,080 and $2,453 per square foot.

in your area

District 28 is the quiet half of the north east, and Seletar Hills is the quietest part of it. Pollen Collection sits on its own internal streets, Pollen Place, Pollen Walk and Pollen Crescent, so the traffic on your road is your neighbours arriving home. Because the homes were completed in 2023, this is not a plan you are asked to imagine. The gardens have filled in and the estate is already working.
Green spaces:
Nim Meadow Park, created with NParks, sits at the edge of the estate about 950 metres away, a short walk from the front door
Ang Mo Kio Linear Park is nearby at about 1.6 kilometres, or four minutes by car
The Ang Mo Kio Avenue 5 Park Connector links into the 36 kilometre Central Urban Loop through Ang Mo Kio, Bishan, Toa Payoh and Whampoa
Bishan-Ang Mo Kio Park is about fifteen minutes by car
Lifestyle and dining:
Greenwich V, about eight minutes by car, for groceries, cafes and the everyday
The Seletar Mall about nine minutes, AMK Hub about fifteen
myVillage at Serangoon Garden about fifteen minutes, with Serangoon Garden Market beside it
Jalan Kayu about twelve minutes, for prata worth the drive
The Oval at Seletar Aerospace Park about sixteen minutes, where the colonial black and white bungalows now hold restaurants and shops
Work and connectivity:

• Raffles Place around twenty one minutes and Orchard about twenty two, by car on the Central Expressway
• Seletar Aerospace Park about sixteen minutes, home to Rolls-Royce, Airbus, Pratt and Whitney, GE Aviation and ST Engineering
• Punggol Digital District about twenty two minutes
• Ang Mo Kio MRT about thirteen minutes by car, Yio Chu Kang about twelve
• Tavistock station on the Cross Island Line, targeted for 2030, roughly ten minutes by car

the location

This is your personal escape. With Nim Meadow Park is about 950 metres away, you can go there for your meditative walks, or bring your kids to play at the playground made of tires that made of rubber once grown here in the 1900s.

Ang Mo Kio MRT is about thirteen minutes by car and Yio Chu Kang about twelve, so the train is something you drive to. In 2030 the Cross Island Line opens and Tavistock station joins that list at roughly ten minutes by car. Seletar Hills itself will look much as it does now. The estate was laid out decades ago, the homes at Pollen Collection were finished three years ago, and the planting around them has had time to fill in.
